Tuscan Village Celebrates Phase 2 Opening
Despite the rainy, chilly weather, an enthusiastic crowd gathered at Tuscan Village over Memorial Day weekend to celebrate the grand opening of Phase 2 at Tuscan Village in Salem, NH with cooking competitions, a charity 5K, and plenty of activities.

This vibrant new section of the massive 170-acre development introduces a variety of retail and recreational spaces, including the new Tuscan Lake Park. Visitors were invited to shop, sample the food at Tuscan Market, enjoy the Smuttynose Beer Garden, and paddleboard on the lake.

To set the stage for this transformative redesign of the former Rockingham Park horse track into a vibrant, mixed-use community, Tighe & Bond has been working closely with the design and development team to restore the natural environment, integrate green infrastructure, and introduce active, welcoming outdoor spaces for this exciting new mixed-use development.

The multi-disciplinary approach combines the deep engineering and environmental knowledge of Tighe & Bond with the placemaking expertise of landscape architects of Halvorson | Tighe & Bond Studio to create a series of green open spaces that serve the dual purpose of restoring the ecosystem and elevating the visitor and resident experience.
Preparing the Site
With more than a third of the site in the floodplain, the team needed to visualize large-scale solutions for restoring the ecosystem and integrating green infrastructure throughout the development.

Engineers daylit 3,000 feet of culvert to create a natural stream, Policy Brook, that will feature walking/cycling paths and a linear park.

An old irrigation pond that served the former horse track was restored/redesigned to create the nearly 3-acre Tuscan Lake, which offers a variety of outdoor recreational opportunities, including a beach, kayaking/canoeing, and fishing.

Designing the Spaces
The adjacent Lake Park, designed by our in-house landscape design team at Halvorson | Tighe & Bond Studio, serves as a gathering area, with programmable spaces for family activities that overlook the Lake.
