Site and Traffic Design for a 546-Acre Development

The Reserve is a 546 acre planned neighborhood development in Danbury, CT. The development provides a variety of housing options along with non-residential uses, including a hotel and office buildings. The Reserve included the development of 2,230 dwelling units, composed of townhouses and rental apartments. Tighe & Bond provided site and traffic engineering services for the Master Plan, as well as subsequent site-specific developments. Included in the firm’s scope were the design of new internal roadways and a comprehensive evaluation of drainage and sanitary sewer capacity. Tighe & Bond also successfully spearheaded permitting efforts at the state, local, and federal levels.

Tighe & Bond prepared grading plans, designed parking lots and circulation roadways, developed comprehensive stormwater management plans and sedimentation erosion control plans that included design features of wet detention ponds. Tighe & Bond also conducted a pollutant loading analysis to demonstrate the effectiveness of the designed stormwater management facilities. Tighe & Bond was involved in the participation toward the inspection of sediment and erosion controls and general observation services for the installation and other site utilities.
