Developing a Sustainable Lab and Office Building
The development at 325 Binney, located in Kendall Square, will be home to a state-of-the-art, LEED Gold and Fitwel certified, sustainable lab and office building featuring a variety of outdoor amenities, including landscaped plazas with ample seating, a 1.3-acre meadowed geothermal well field, improved streetscapes with dedicated cycle tracks, and an important link to the Grand Junction Multi-Use Path.
We are collaborating with Alexandria Real Estate and architects NBBJ to design an integrated building and site which offer maximum flexibility of use, wellness, and circulation. A plaza at the corner of Binney and Fulkerson Street provides a rich, dynamic space for social interactions and collaboration, while the courtyard on Fulkerson offers a quiet place for respite. The development also includes a publicly beneficial open space with lush plantings and a native wild meadow to serve as a pollinator habitat.
As part of the project, Alexandria is funding the design and construction of an 1,800-foot linear segment of the Grand Junction Multi-Use Path that extends between Binney and Cambridge Street creating a vital link for the area. A well-landscaped edge will frame the path, creating a buffer and providing a safe and pleasant route to and from the site.
