Designing and Implementing Upgrades to MEP/FP Systems
United Lens Company, a manufacturer of precision machined optics, engaged Tighe & Bond to provide an assessment of its existing approximately 100,000 square-foot facility and develop a Capital Improvement Plan (CIP). The facility had undergone many renovations and internal equipment relocations since it was first built. Additionally, existing utilities, such as the compressed air and nitrogen systems, were in need of updates to improve reliability and system efficiency. After completing the CIP, Tighe & Bond provided United Lens Company with engineering and architectural services for a utility building at their facility in Southbridge.
The primary focus of the CIP was the evaluation of air compressor operations, nitrogen blanket system operations, health and safety concerns and electrical system upgrades. The secondary focus was to evaluate the deionized water generation system, electrical infrastructure, the mist collection system, waste water solids handling, and HVAC systems.
Following a site inspection of the building, Tighe & Bond developed a master plan for the facility, as well as equipment and system improvements. The team also provided design and permitting to support the development of a new utility building and life safety improvements.
Tighe & Bond’s scope for final project execution has included the architectural design of a new utility building housing chilled water, hot water, compressed air, nitrogen generation, process water equipment and new electrical services for the entire site. The design also included life safety building modifications and roof replacement, as well as new mechanical, electrical, plumbing, fire protection and utility services throughout the entire existing facility. Tighe & Bond also provided site/civil, geotechnical, and structural engineering services. The CIP prepared by Tighe & Bond for the facility was instrumental in streamlining the process.
